What happens next?

Meehan and Al will arrange with you an appropriate time to visit your home. This visit provides an opportunity to carefully view your home, talk with you in person and review any questions or concerns that you may have.

We would like to personally see your home in advance of preparing a report in order to come up with an accurate listing price. After the initial meeting and consultation, we will take back the information collected and use it to generate a reasonable listing price for your property. The next step is documentation and discussion of a suggested listing price with you, the client. Throughout this process, we will be more than happy to provide explanations to any questions that may arise.

Once a decision to proceed has been made, Meehan and Al will review the Multiple Listing Service (MLS ®) agreement with you, so that everything is understood. All written agreements are completed with the greatest of care and accuracy, to ensure that your home is represented in the best and truest light. Just to be clear, MLS ® service requires no additional cost to you.

What is MLS ® Service

Simply put, MLS ® Service is a very powerful and efficient real estate selling system that markets your home to other registered Realtors who are members of the Guelph and District Real Estate Board. The combination of a full marketing plan (discussed above) along with listing your home on the MLS system will enable your home to obtain the greatest exposure possible. It will be accessible 24 hours a day to anyone interested in researching it.

All members of our real estate board area can access the local MLS system and utilize it to provide information and details to potential buyers. All realtors, in addition to those at Royal LePage Royal City Realty, can negotiate the sale of your home, with Meehan Bonnar and Alan Mason representing you.

As Realtors, Meehan and Al are members of the Ontario Real Association and the Canadian Real Estate Association.

Discussing Agency

Agency is not as complicated a term as it may sound. Essentially, agency is a legal term which means: "who is representing and looking after your best interests in a particular transaction".

In every real estate transaction, there are only 3 types of agency representation which can occur :

  • Seller Agency
    When you list with Meehan and Al, we undertake a contractual obligation by which we and Royal LePage Royal City Realty are representing you, the seller, and your best interests. "Seller Agency" is detailed and established in writing through a Listing Agreement.
  • Buyer Agency
    Buyer Agency means that another real estate agent who brings forward an offer on your home, is representing the buyer and their best interests. Although the other agent's goal is to sell your property, they are not representing you, they are representing their buyer. Buyer agency may only be established in writing by the signing of a Buyer Agency Agreement, which is available in a standard Ontario Real Estate Association format for all buyers.
  • Dual Agency
    This situation would occur when another agent from Royal LePage Royal City Realty brings forward an offer from one of their clients on your home. Dual Agency also would exist if a client who has Buyer Ageccy with Meehan and Al wishes to make an offer on your property.
